How your fee is calculated

Our fee comes from NOI, not from your gross rent

We charge after operating costs, not before. If the property doesn't generate NOI, there's no fee. Each month you'll receive a report with occupancy, average rent, operating costs and other relevant KPIs.

Frequently asked questions

Before the first call

What is the minimum number of units?
The target profile is buildings or complexes with 20 or more units in a single location. Between 10 and 19 we evaluate case by case based on location, property condition and demand potential.
In which markets do you operate?
Mexico City, Guadalajara and Querétaro. We evaluate new markets when the asset allows creating sufficient operational density.
What contract models exist?
The base model is a fee-based operation contract: the owner retains income ownership and occupancy risk. For selected assets we can evaluate a minimum rent or master lease structure, subject to underwriting and internal approval.
How long does startup take?
It depends on the asset's stage and agreed scope. After the economic proposal we define an activation plan with marketing, operations and first owner report milestones.
What does the owner receive each month?
A report with revenue, occupancy, costs and maintenance, incidents handled and the next steps of the building's commercial and operational plan.
How is the Park Life fee calculated?
Our fee is calculated on NOI (net operating income), not on gross rent. This means we charge after operating costs, not before. If the property doesn't generate NOI, there's no fee. This structure aligns our incentives with the owner's.
How do you handle rent regulation in Mexico City?
We operate in compliance with applicable regulations in each market and monitor regulatory changes, including the rent reform in Mexico City, whose secondary legislation is still in process. We adjust operations as rules are published and keep the owner informed of any implications for their asset.
